Kim Soo Hyun May Reclaim Seized Real Estate If He Takes The Case To Court, Legal Experts Say
By Soompi Newsroom · Breaking

Actor Kim Soo Hyun could potentially recover the real estate holdings tied up in the ongoing dispute surrounding his agency Gold Medalist — but only if he is willing to take the fight to court, according to multiple legal experts familiar with the case.
The properties in question, which include high-value residential and commercial holdings in Seoul's Gangnam and Seongsu districts, were placed under provisional seizure earlier this year as civil claims piled up in the aftermath of the late actress Kim Sae Ron's passing and the subsequent media storm. A provisional seizure is a temporary measure intended to preserve assets while a lawsuit is pending; it is not a final ruling on ownership.
Legal analysts speaking to local outlets emphasized that, because the seizures are provisional rather than the result of a verdict, Kim Soo Hyun retains the legal right to challenge them. "If Kim Soo Hyun formally files an objection or requests the court to lift the provisional seizure, and if the court determines that the underlying claims lack sufficient grounds, the assets can be released back to him," one attorney explained. The burden, however, would shift onto Kim's side to demonstrate that the claimants' damages — currently estimated at several billion won in aggregate — are either exaggerated or unsubstantiated.
A separate route involves posting a counter-security deposit. Under Korean civil procedure, a defendant whose property has been provisionally seized can deposit cash or a guarantee bond equal to the disputed amount with the court. Once accepted, the seizure is lifted and the property returns to the defendant's full control, while the deposit stands in as collateral for any eventual judgment. Given the scale of Kim's holdings and his reported liquidity, observers note this option may be the fastest path to regaining usable control of the real estate.
The actor's legal team has so far focused on the criminal and defamation fronts, filing complaints against YouTubers and online commentators accused of spreading false information. Sources close to the team say a civil counter-strategy — including motions to dissolve the provisional seizures — is now being prepared, although no formal filing date has been confirmed.
Industry insiders point out that the stakes go beyond the properties themselves. A successful court challenge would publicly signal that the claims against Kim do not hold up to judicial scrutiny, which could accelerate his return to commercial activities. Recent reports of an advertisement shoot for a Philippine fashion brand have already been read as a tentative step back into the spotlight.
For now, Kim Soo Hyun remains officially silent on the real estate matter. But with multiple lawsuits still unresolved and the actor's public schedule cautiously resuming, the next move — whether an objection filing, a counter-deposit, or a full civil counter-suit — is likely to define the next chapter of one of the most closely watched cases in the Korean entertainment industry.
